Do you market properties in other areas of the United States?

No. We specialize in the Blue Ridge Mountains only.

Do you market to areas outside of the United States?

We will be marketing these properties internationally in the very near future.

If you send me a potential buyer, can I show them other properties that I may have for sale?

Yes, if they have the time. Always ask first because some of the potential buyers we send may be visiting more than one property so they may not have time.

Do I have to arrange financing for your referrals?

No, the buyer is responsible for securing their own financing. They are treated as you would any other buyer client.

I am a private seller. If you send me buyer, who arranges the closing of the sale?

Before we send you a potential buyer, we will want verification that you have made arrangements with a lawyer or title company to handle a sale.

I can't find any catches to your program. How can you do this without charging me?

There are no catches. The only time the seller pays a fee is when a property is sold to one of our referrals. That could change in the future, but for right now the marketing is free.

How much is the referral fee?

That will be discussed with you if we decide to market your property.

Do you take all properties?

No. For any property we showcase, the seller must be able to write a Sales Contract and close on the property immediately. We will not market real estate that is not legally clear for sale.

Properties should also have features that are appealing to a buyer looking for a mountain property. Examples would be a nearby lake, fishing stream, skiing, golfing, or other feature that we feel our buyers have expressed interest in.

When a buyer comes to visit my property, must I pay any travel, lodging, meals or other costs?

No. Whatever arrangements you make are up to you. We tell all buyers that their trip is their expense. However there are resort developers who offer a travel incentive package that is already included in the price of the real estate. Buyers will be informed of this if that option is available.

How many properties can I "list" with you?

We would prefer that you limit yourself to 3 individual properties. Communities or resorts only count as one if selling vacant building lots.
